Property Strategist Nikki Connors looks at how the fear and uncertainty of that first step can be alleviated … WHY ARE WOMEN SO risk adverse when really we should ensure that we don't have a future filled with uncertainty. We cannot rely on anyone but ourselves to achieve exactly the lifestyle we want and deserve! Investment property can be the way to achieve this. So here's how to look at minimising the risk associated with investment…. I believe it is important that new investors understand the pitfalls as well as the benefits to this hugely satisfying form of investment. Yes, we New Zealanders do love property and why shouldn't we? If we are sensible and take a long term view to our investment then we are no longer at the mercy of a fluctuating market. Firstly, if you do not have a cash deposit and looking to utilise equity in your home to guarantee your deposit it is important that the investment property only needs a minimum deposit of about 10%. This means that the profile of the property has to match the banks criteria and of course you need to choose a bank that can loan the most against the purchase price. In this way you are not tying up your home's equity and your not putting your home in undue risk. Also look at how your own home mortgage is structured and whether the mortgage you are paying is as efficient as it can be. Then, having the right legal structures in place can literally be the saving of your home in the future. It is important that all you have built up is protected. Finally, I don't know how many clients have come into see me to start the investment process again after getting into major difficulties in the past. The problems have stemmed from choosing the wrong investment property. If like me, you want to be a passive investor who wants to walk away from the investment then an old, cheap do-up is not for you. What can start out as being a cash flow positive proposition can quickly turn into a nightmare the moment the roof has to be repaired or the wiring has to be updated….
